When an appraisal comes in low when applying for a Pennsylvania mortgage, here are a few things to consider. First check the report for accuracy in the details. Make sure the rooms are calculated correctly, appraisers sometimes miscount and leave off a room. Also, check the comparables used. There are times when appraisers used an area that is poorer where homes sell cheaper. Negotiate the price between buyer and seller based on the appraisal figure. This will help both of you come to an agreement fairly, and your Pennsylvania mortgage will be based off the appraisal report. The only other option is to cancel your transaction.
